Plain language about what Porchlight collects, why, and what happens to it.

Last updated September 2026

Porchlight is a website conversation and lead intake service operated by Home Builder Marketers. This policy explains what information the service handles, both for visitors who talk to a Porchlight chat on a business website and for the businesses that use Porchlight on their sites.

Information collected in conversations

When you chat with a Porchlight assistant on a website, the service records the conversation itself. That includes:

  • The answers you choose and the messages you type.
  • Contact details you decide to share, such as your name, email address and phone number.
  • The page the conversation started on and basic technical context such as browser type and screen size.
  • Anonymous usage events, for example that a chat was opened or a step was completed, used to measure how the conversation performs.

You choose what to share. The chat works without contact details, and nothing is captured from your device beyond what you enter in the conversation.

How that information is used

  • To deliver your inquiry to the business whose website you were visiting, so they can follow up with you.
  • To generate a summary and a quality score of the conversation using AI, which helps the business respond faster.
  • To answer questions during the chat, where AI processing may use the content of your messages together with the website's published content.
  • To produce aggregate statistics for the business, such as how many conversations happened in a week.

Conversation content is not sold, and it is not used to advertise to you.

Where information goes

Conversations and contact details are shared with the business whose website you used, and are typically delivered into that business's customer relationship management system. Message content is processed by the AI provider that powers the assistant's answers and scoring. These providers process the data to provide the service, not for their own marketing.

Cookies and local storage

The chat widget stores a small identifier in your browser's local storage so a conversation can continue if you reload the page or come back later. It is not used to track you across other websites.

Retention and removal

Conversation records are kept so the business can follow up on inquiries and review its own lead history. If you want a conversation or your contact details removed, you can ask the business you contacted, or reach out to Home Builder Marketers directly and we will help locate and remove the record.

For businesses using Porchlight

Businesses that install Porchlight own the leads and conversations captured on their websites. Home Builder Marketers processes that data on the business's behalf to provide the service, including hosting, AI scoring and CRM delivery. Account details, site configuration and integration credentials are used only to operate the service.

Security

Data is transmitted over encrypted connections and stored on access controlled infrastructure. Integration credentials are stored server side and are never exposed in the browser.

Changes to this policy

If this policy changes, the updated version will be posted on this page with a new date at the top.
